We are in a very exciting time in real estate! After having finally escaped the doldrums of the real estate market of years past, it appears that sellers definitely have an advantage right now. But that only applies to sellers who price their home reasonably and have taken care of their homes over the years. It seems like the majority of buyers are looking for homes that they can move right into with minimal work needed. For the selllers of those homes, it is indeed a sellers market! However, many buyers are still under the impression that this is 2010 still and that sellers should and will come down significantly on price. However, the statistics show otherwise. Over the last year, the sale price to list price ratio is right around 98% depending on the specific area and if the seller is paying any closing costs. While they might be around every once in awhile, the days of getting a home for a steal are past us.
If you are a buyer, be ready for the fact that your offer of 10% of list price will likely be countered, if not completely rejected.
If you are a seller, get your home in sellable condition with no major issues to deal with, and you can reap the benefits of this market.
